Rent roll
A schedule of every unit with its tenant, rent, lease dates, and deposit, the income snapshot of a property.
A rent roll lists occupancy and income unit by unit: who is in place, what they pay, when the lease ends, and what deposit is held. It is a standard diligence document when buying a tenanted property.
Reading it well means looking for concentration of lease expirations, rents below market, and units occupied without a current written lease.
