Eviction
Also called: unlawful detainer
The legal process for removing a tenant, which must follow statutory notice and court procedure.
Eviction is a court process with prescribed notice periods and filings. Only the process (never self-help such as changing locks or shutting off utilities) can remove a tenant.
Procedural mistakes commonly restart the timeline, which is why documentation and correct notices matter more than speed.
