Davis County, Utah
Cost of living, home prices, schools and neighborhoods
North Salt Lake occupies a narrow strip between the Wasatch foothills and I-15, bridging Davis County and Salt Lake City. The city has undergone significant transformation in recent years, with new residential and commercial development replacing older industrial uses. The Eaglewood and Foxboro neighborhoods offer established single-family living, while newer mixed-use projects near Redwood Road add density. North Salt Lake's position at the mouth of Davis County gives it the shortest commute to SLC of any Davis County city, downtown is 10 minutes via I-15. Legacy Parkway provides a scenic alternative route. Investors find a mix of value-add opportunities in older stock and modern townhome investments in newer developments. The Hatch Park area and city trail system add lifestyle appeal.

North Salt Lake is where Davis County meets Salt Lake City, residents have Davis School District zoning and an SLC commute that barely qualifies as a commute. Morning drives to downtown are 10 minutes, or Legacy Parkway offers a scenic wetlands route to the airport district. The Eaglewood Golf Course is the social anchor for that community, while Hatch Park has playgrounds and sports fields. Weekends might include a quick drive to Ensign Peak or City Creek Canyon for hiking, followed by dinner in SLC's restaurant scene. North Salt Lake Days in summer has a parade, 5K run, and park events.

Active redevelopment replacing industrial uses with residential
North Salt Lake is in the middle of a significant transformation. Former industrial parcels near Redwood Road and the I-15 corridor are being developed into residential and mixed-use projects. This adds housing supply but also improves the city's overall character and amenities. The General Plan envisions a walkable town center that doesn't currently exist. For investors, the redevelopment trajectory suggests appreciation potential, today's modest neighborhood could be tomorrow's desirable mixed-use district. Timing and parcel selection matter.
Eaglewood is North Salt Lake's premier neighborhood, centered around the Eaglewood Golf Course. Homes here are larger (3,000–5,000 sq ft), newer, and command premium rents of $2,500–$3,500. Corporate relocations and households that need 3,000–5,000 sq ft near SLC often lease here. Vacancy is minimal. Higher acquisition costs are the trade-off for larger homes, golf-course adjacency, and longer average tenancies.
North Salt Lake does not have its own FrontRunner station. The nearest stops are Woods Cross to the north and North Temple in Salt Lake City to the south, each a short drive away. However, the city's proximity to SLC makes FrontRunner less necessary for most commuters, as the drive is only 10 minutes. UTA bus routes do serve major corridors. For tenants who work outside SLC (Ogden, Provo), the nearby FrontRunner stations provide viable options, and North Salt Lake's location between two stations is reasonably convenient.
