Own a share of institutional-quality commercial properties with lower minimums and professional management
Fractional ownership allows multiple investors to collectively purchase a commercial property through a legal entity. Each investor owns a proportional share and receives distributions based on their ownership percentage — making commercial real estate accessible without the capital requirements of full ownership.
We identify and underwrite commercial properties in Utah's growth corridors. Each deal is held in a dedicated LLC or SPV with a clear operating agreement.
Qualified investors purchase membership interests in the entity. The minimum investment, terms, and projected returns are disclosed in the offering materials.
Once funded, the entity acquires the property. Professional managers handle leasing, operations, maintenance, and financial reporting on behalf of investors.
Investors receive cash-flow distributions (monthly or quarterly) and regular performance reports. All financials are transparent and accessible.
At the end of the hold period, the property is sold and net proceeds are distributed to investors proportional to their ownership interest.
$10,000–$50,000
Varies by offering. Significantly lower than purchasing an entire commercial property outright.
Monthly or Quarterly
Cash-flow distributions from net operating income are paid to investors on a regular schedule as defined in the operating agreement.
3–10 Year Hold
Properties are held for a defined period, then sold. Net proceeds — including any appreciation — are distributed proportionally to investors.
