CMA (Comparative Market Analysis)
Also called: comparative market analysis, comps
An agent’s pricing analysis built from recent comparable sales, active listings, and expired listings nearby.
A CMA triangulates a realistic price range from what has actually sold recently, what is currently competing, and what failed to sell. Adjustments account for differences in size, condition, and location.
It is not an appraisal. A CMA guides list price; an appraisal is a licensed opinion the lender relies on, and the two can disagree.
