Second-home occupancy and investment occupancy are different answers on the application. A vacation place you will use is not the same file as a rental you will not occupy. Choosing the cheaper label is not a strategy. Stating the wrong occupancy to get a cheaper rate or a program that does not allow that use is occupancy fraud — a federal crime, not a paperwork preference. Occupancy is about how the applicant will use the property. It is not a statement about who should live in a neighborhood. Protected-class steering has no place on these pages.

What second home usually means
A second home is typically for the borrower’s exclusive use for some portion of the year — a vacation or seasonal home, not a unit you treat as a rental business. Exclusive-use and occupancy overlays apply. It is not “investment occupancy with a cheaper label.” Exclusive use, a reasonable distance from the primary in many overlays, and limits on treating the property as a rental business are typical tests — they are investor overlays, not a checklist for how to “make it look like” a second home. What investment occupancy means
Investment occupancy means you will not occupy the property as a primary or second home. Pricing, down payment, and documentation are different. Renting it is the point of the occupancy type. Qualification may be full-doc or DSCR — see DSCR vs full-doc. Using cash-out from the house you live in to buy a rental is two files: occupancy and LTV traps.
Living in one unit of a duplex and renting the other is usually a primary FHA or conventional house-hack, not investment occupancy. Read house-hacking a duplex with FHA. Buying a separate rental while you still occupy your current home is first-rental occupancy.
