Lehi is one of the fastest-growing cities on the Wasatch Front and the beating heart of Silicon Slopes. Adobe, Vivint, Podium, and dozens of startups call it home. But Lehi isn't one neighborhood, it's three distinct communities with very different lifestyles and price points. Here's how to choose.
1. Traverse Mountain: Silicon Slopes in a Suburb
Traverse Mountain sits on the Point of the Mountain overlooking both Salt Lake and Utah Valleys. It's a master-planned community with its own retail village (craft pizza, fitness studios, coffee shops), a trail network connecting to the Murdock Canal Trail, and I-15 access in under 5 minutes. Homes range from $450K townhomes to $900K custom single-family builds.
Walkable retail, HOA commons, and I-15 access in under 5 minutes are the listing facts. Elementary schools are within walking distance; Vista Heights Middle is the zoned middle school.
Housing notes: Townhomes, custom single-family, and HOA-maintained commons. Strong Silicon Slopes commute.
Investment note: Strong rental demand. Townhomes lease in 7–10 days when priced right. Two-bedroom townhomes at $1,800–$2,100/mo are the sweet spot. Attached garages command $100–$150/mo premium.
2. Thanksgiving Point: Museums, Gardens, and Golf
Built around the Thanksgiving Point campus, which includes the Museum of Natural Curiosity, Ashton Gardens, a dinosaur museum, and an 18-hole golf course. Streets are tree-lined, lots are medium-sized, and the pace is less retail-dense than Traverse Mountain.
Priced $500K–$800K for single-family homes. Dry Creek Elementary is the zoned elementary in Alpine School District.
Housing notes: Established single-family streets, medium lots, garden and museum adjacency.
Investment note: Stable rental market with longer tenancies on well-maintained 3–4 bedroom homes when renewals stay near comps.
3. Lehi Old Town: Historic Charm, Renovation Upside
Lehi's original core along Main Street is the anti-HOA, anti-suburban option in an otherwise HOA-heavy city. Pre-1970s ramblers and bungalows can be acquired at $350K–$550K, significantly below Lehi's median. The annual Lehi Round-Up Days rodeo happens here, one of Utah's oldest and most beloved community events.
The renovation math is compelling: a $15K kitchen update in Old Town can push a home to $450K+ in perceived value and command rents $200–$300/mo above un-updated comparables.
Housing notes: Pre-1970s ramblers and bungalows, Main Street adjacency, renovation inventory.
Investment note: Highest gross yield in Lehi (4–6%) on acquisition price. Lehi Old Town is where patient capital with renovation expertise earns the best returns.
