To know whether a Utah purchase is conforming or jumbo, look up this year’s FHFA limit for the property county. FHFA publishes conforming loan limits each year by county. Utah counties differ (for example Salt Lake vs Summit). Look up the current-year FHFA table for the property county. Utah how-to (no stale table)
- Find the county on the tax notice or title commitment — not “Park City” vs “Heber” as a substitute.
- Open FHFA’s conforming loan limit page for the current year.
- Read the one-unit limit for that county (2–4 unit limits differ if that is the property).
- Compare the base loan amount. If you are over, read jumbo vs conforming and jumbo loans.
Utah counties are not identical. Summit County (Park City / Snyderville Basin) has historically been treated as high-cost relative to Salt Lake, Utah, and Davis counties. Always use this year’s table for the property county, not last year’s blog post.
FHA is a different lookup
