Key takeaways
- Going 1099 last month usually stalls the file because there is no filed history yet to average.
- The income that can be documented today is what a loan officer has to work with — not what the new arrangement is expected to pay.
- One-year self-employed documentation exists on some products, with its own tests. It is not a general shortcut.
- If you have to buy before a tax year of 1099s exists, the realistic levers are usually a co-borrower, a smaller loan, or waiting.

If you left a W-2 last month and you are now on 1099s, the new contract income is usually not yet a number an underwriter can average. Remaining W-2 wages, a spouse’s W-2, and a documented history in the same occupation can still matter. Last month’s first invoice does not replace two tax years. Snapshot as of 2026-08.
Why “I just started” stalls the file
Income from work you started as 1099 last month is usually not yet a qualifying average. Agency files typically want a history in the same line of work. Remaining W-2 wages can still count. A brand-new 1099 invoice does not.
Agency (Fannie Mae, Freddie Mac, and many FHA) files typically want two years of self-employment in the same line of work, documented with tax returns and transcripts. This is a different question from the 1099 documentation checklist, which is for people who already have a contract-income history.

| Question | Usually usable now | Usually not yet |
|---|---|---|
| Remaining W-2 job | Base pay, and overtime/bonus only with a history that is likely to continue. | A job you already quit, unless a one-time payout is documented as non-continuing and excluded correctly. |
| 1099 work started last month | Almost never as a full qualifying average. Contracts can support the story; they do not replace a tax-year history. | After you have the history the investor requires — often two years, sometimes a one-year overlay in the same occupation. |
| Spouse or co-borrower W-2 | Their documented W-2 can still count on a joint file. | Their income does not season your new 1099. |
Overlays differ. A loan officer has to apply the guide for the product, not this table.
When a one-year overlay even enters the chat
A documented W-2 career in the same occupation can support a shorter-history overlay conversation. It does not turn last month’s first invoice into two years of 1099s. See two-year vs one-year overlays.
Some lender overlays allow a shorter history when the borrower has a documented track record in the same occupation as a W-2 employee, a complete year of returns, year-to-date profit and loss, and strong compensating factors. That is an overlay, not a published right. Details: two years vs one year.
Typical compensating pieces — still not a promise:
- Same occupation and similar duties (for example, a nurse who went 1099 in the same specialty).
- A full year of filed returns is still the usual overlay ask, not 30 days of invoices.
- Contracts that show ongoing work, plus reserves and DTI that is not already at the edge.
What to do this month
- 1
Do not write an offer that assumes the new 1099 income will count
Until there is filed history to average, underwriting has nothing to use. - 2
Gather what is already documentable
W-2s, the last paystubs from the job you left, and any contracts — then ask which lines can be used now. - 3
Run the numbers on documented income only
Use the income calculator with income you can already document. - 4
If you must buy now, talk through the real levers
A co-borrower, a smaller loan, or waiting — not a hidden exception. Variable income hub.

Education first. A conversation with a loan officer is how you find out what may actually fit your file.
