# Seller’s disclosure

The seller’s written statement of known material facts and defects about the property.

Sellers disclose known material conditions: past leaks, system repairs, boundary issues, and similar facts that would matter to a buyer. It reports what the seller knows; it is not an inspection.

Disclosing is generally the safer course. Known problems that surface later are considerably more expensive than problems disclosed upfront.
