# Property management fee

What a manager charges to operate a rental, commonly a percentage of collected rent plus defined additional fees.

The headline percentage is rarely the whole cost. Leasing or placement fees, renewal fees, maintenance coordination markups, and vacancy handling all belong in the comparison.

Compare on total annual cost against the service actually delivered, and read how the agreement is terminated.

## Why it matters

The real comparison is not manager against manager but total cost against your own time and results if you self-manage.
