# Origination fee

Also called: lender fee, origination charge

The lender’s charge for processing and underwriting the loan, shown in the closing cost section of the Loan Estimate.

Origination covers the lender’s own work on the file. It appears alongside, and separately from, discount points, which buy down the rate rather than paying for processing.

Because origination is a lender charge rather than a third-party cost, it is one of the more negotiable lines, and it is folded into APR.
