# What Happens the Week After Funding

Funding is not the same as the first statement, and it is not a rate change.

The week after funding is mostly recording, calendaring the first payment from the note and Closing Disclosure, and watching for a servicing-transfer letter — not a new underwrite and not a rate change. Snapshot as of 2026-08.

This is a servicing and calendar map, not legal advice, not a homestead filing guide, and not a punch-list for construction defects. Ask the title company and servicer about your file.

## What typically happens

After funding, the deed and deed of trust are sent for county recording. You usually already have keys at a Utah purchase funding. The first payment date is on the note and Closing Disclosure — it is often the first of the month after the first full month, because odd-days interest was prepaid at closing.

Recording can take days to a few weeks depending on the county queue. Title typically handles the package. This is not a promise of a recording date.

- **Keys.** On a Utah purchase, you usually already have keys at funding. Construction or rent-back is a contract fact, not this page.
- **Insurance.** Your binder should already be in the file. Canceling a seller’s policy is not your servicer’s job.

## First payment timing

Do not wait for a statement to learn the first due date. The CD and note state it. A statement can arrive later, especially if servicing transfers.

Interest from the funding date through the end of that month is typically collected as prepaid interest at closing (odd days). That is why the first regular payment is often skipped until the next cycle. It is not a free month and not a rate change.

## Servicing may move

The originator is not always the servicer. A “hello” / servicing-transfer letter can arrive in the first weeks. Pay the party the notice names. A transfer does not change the note rate by itself.

Pay the party named on the notice. Autopay set up with the originator can miss a transfer. That is an operations issue, not a change to the note.

## How this sits on the purchase timeline

Clear-to-close to funding often needs a few days for the Closing Disclosure waiting period, title figures, and insurance binder. Utah closings typically fund at a title company. ## Checklist for the first ten days

- Find the first due date on the CD and the note — do not wait for a statement.
- Save the servicer phone number and loan number from the CD or welcome letter.
- Watch mail and email for a hello / goodbye servicing letter.
