# VA Residual Income vs DTI

DTI is a ratio. Residual income is leftover cash. VA looks at both.

VA residual income is not DTI with a different name. Residual income is cash left after the proposed PITI, counted debts, and estimated maintenance and utilities. It is a separate test from DTI. A DTI that “looks fine” can still fail residual, and a higher DTI can still pass when residual is strong. ## DTI vs residual, in one pass

Front-end DTI is housing payment (PITI plus HOA if applicable) divided by gross monthly income. Back-end DTI is all counted monthly debts divided by gross monthly income. Residual starts after those housing and debt numbers, then subtracts estimated maintenance and utilities. What is left has to clear the published table for region, loan amount, and family size.

Utah files typically use the West region residual table. Family size and loan amount change the required residual. Confirm the current published table; do not memorize a dollar figure from a blog post.

## Why a “fine” DTI can still fail

- Large family size raises the residual requirement.
- High taxes, insurance, or HOA inflate PITI even when the note rate looks ordinary.
- Counted debts (including student loans as the investor requires) shrink leftover cash.
Compensating factors can matter on residual just as they do on DTI. They are findings, not a slogan. Income still has to be verified: [how underwriters verify income](/blog/how-underwriters-verify-income/).
