# Closing Costs in Utah: Title, Origination, and Prepaids

Utah is a title-company closing state. Fees still are not a statewide tariff.

Utah purchase closings typically fund at a title company, are secured by a deed of trust, and do not add a statewide transfer tax. Origination, title premiums, recording, and prepaid taxes still vary by lender, title company, and county. Snapshot as of 2026-08. Origination can appear as a fee or as a lender credit. Title and escrow on a typical Wasatch Front purchase are often a few thousand dollars combined, not a single statewide tariff. Prepaids (taxes, insurance, prepaid interest) often dwarf origination. ## What is actually unique here

- Utah residential closings typically fund at a title company, not through a real-estate attorney as in attorney-closing states.
- Most Utah purchase loans are secured by a deed of trust recorded with the county, not a mortgage instrument.
- Utah does not levy a statewide real estate transfer tax. County recording fees still apply and differ by county.
- Utah property tax billing is county-specific. The first escrow analysis can surprise buyers because the tax year and the mortgage escrow year do not line up the same way in every county.

## Three buckets on the Loan Estimate

- **Origination.** Lender charges or credits. Points that buy the rate down belong here, not “hidden” in the note rate.

- **Prepaids.** Insurance, interest from funding to month-end, and tax impounds. These often dwarf origination on a first purchase.
