# Second Home vs Investment Occupancy

Occupancy is how you will use the house. It is not a pricing coupon.

Second-home occupancy and investment occupancy are different answers on the application. A vacation place you will use is not the same file as a rental you will not occupy. Choosing the cheaper label is not a strategy. Stating the wrong occupancy to get a cheaper rate or a program that does not allow that use is occupancy fraud — a federal crime, not a paperwork preference. These pages do not coach anyone to “live there 14 days” or to list a rental as a second home. Snapshot as of 2026-08.

Occupancy is about how the applicant will use the property. It is not a statement about who should live in a neighborhood. Protected-class steering has no place on these pages.

## Three occupancy types

Occupancy types as of 2026-08. Confirm investor overlays.Question[Primary](/loans/)[Second home](/buy/second-home/)[Investment](/learn/investment/)

How you will actually use itPrimary residence means you intend to occupy the property as your principal home (FHA, VA, and USDA purchase occupancy is this category, with limited exceptions).A second home is typically for the borrower’s exclusive use for some portion of the year — a vacation or seasonal home, not a unit you treat as a rental business. Exclusive-use and occupancy overlays apply. It is not “investment occupancy with a cheaper label.”Investment occupancy means you will not occupy the property as a primary or second home. Pricing, down payment, and documentation are different. Renting it is the point of the occupancy type.

Programs that typically allow itConventional, FHA, VA, USDA (when other tests pass).Often conventional or jumbo with overlays. Not FHA, VA, or USDA purchase occupancy.Conventional investment, jumbo, or Non-QM / DSCR. FHA is not an investment-occupancy purchase.

What usually changesOwner-occupied pricing when the file fits. Still not a pricing slogan.Typically more down payment and different pricing than a primary. Exclusive-use overlays apply.Typically more down payment and higher pricing than owner-occupied. Rent is the point of the occupancy.

Educational snapshot. This table does not tell you which occupancy to claim.

## What second home usually means

A second home is typically for the borrower’s exclusive use for some portion of the year — a vacation or seasonal home, not a unit you treat as a rental business. Exclusive-use and occupancy overlays apply. It is not “investment occupancy with a cheaper label.” Exclusive use, a reasonable distance from the primary in many overlays, and limits on treating the property as a rental business are typical tests — they are investor overlays, not a checklist for how to “make it look like” a second home. The commercial overview is [buying a second home](/buy/second-home/).

## What investment occupancy means

Investment occupancy means you will not occupy the property as a primary or second home. Pricing, down payment, and documentation are different. Renting it is the point of the occupancy type. Qualification may be full-doc or DSCR — see [DSCR vs full-doc](/blog/dscr-vs-full-doc-rental-loan/). Using cash-out from the house you live in to buy a rental is two files: [occupancy and LTV traps](/blog/cash-out-to-buy-a-rental/).

Living in one unit of a duplex and renting the other is usually a _primary_ FHA or conventional house-hack, not investment occupancy. Read [house-hacking a duplex with FHA](/blog/house-hacking-duplex-with-fha/). Buying a separate rental while you still occupy your current home is [first-rental occupancy](/blog/first-rental-occupancy-if-you-still-live-there/). VA remaining entitlement is still an occupancy conversation, not a second-home product — see [a second VA loan](/blog/va-entitlement-second-va-loan/).

## What happens next

- State how you will actually use the property before anyone shops a rate.
- Expect down payment, reserves, and pricing to change with occupancy. Compare two Loan Estimates, not slogans.
- A first mortgage conversation will ask occupancy. It will not promise a program. See [what a conversation asks](/qualify/).

## What to do next

Education first. A conversation with a loan officer is how you find out what may actually fit your file.
