# Relocating to Utah: Income Seasoning When the Job Starts in 60 Days

If you are relocating to Utah and the new job starts in about 60 days, some conventional purchase files can use a fully executed, non-contingent offer letter as qualifying income — when the investor’s future-employment tests are met. ## What Fannie Mae’s offer-letter path actually requires

A job that starts in about 60 days can sometimes be used as qualifying income on a conventional purchase when the investor’s future-employment tests are met. Sixty days is a common borrower question, not a published Fannie Mae “60-day rule.”

Fannie Mae’s path when a paystub is not in the file before delivery is limited: purchase of a one-unit principal residence, fixed base pay (not commission-only or self-employed income from the new job), employer is not a family member or a party to the transaction, and the start date is no earlier than 30 days before the note date and no later than 90 days after. The offer or contract must be fully executed and non-contingent; remaining conditions (background check, license) generally have to be cleared before closing.

That no-paystub path typically adds reserve tests: often six months’ PITIA, or liquid resources to cover counted monthly liabilities (including the new PITIA) for the months between the note date and the start date, plus one. Confirm the guide in force.

## What is actually unique about Utah

Utah-specific pieces are the closing venue (title company, deed of trust) and the REPC deadlines, which still run even if the first paycheck has not hit. Utah is not a community-property state.
