# Large Deposits: 60-Day Paper Trail

Underwriters typically read about 60 days of asset statements. A large deposit in that window has to be sourced — payroll, a documented gift, sale of an asset, or a transfer between your own accounts. Undocumented cash is one of the fastest ways a pre-approval fails later. Snapshot as of 2026-08.

## What “large” usually means

Purchase files typically include about 60 days of asset statements. Large deposits in that window have to be sourced and seasoned, or explained with paper.

On many conventional files, a large deposit is a single deposit exceeding about 50% of total monthly qualifying income. Overlays can be tighter. Gifts, sale of an asset, tax refunds, and transfers between the borrower’s own accounts are common explanations when documented.

FHA, VA, and USDA have their own asset guides. Overlays can treat smaller deposits as large. If you are not sure, ask before the money moves.

## Do not create a mystery in the 60-day window

Repeated cash deposits and undocumented wires are a common condition fail. Do not park cash from a parent without a gift letter and a donor trail.

- Leave accounts as they are unless a loan officer tells you how to source a coming deposit.
