# ITIN / Non-U.S. Citizen Mortgage Documentation

Legal eligibility and documents — not who we prefer.

Lenders document citizenship and immigration status because some federal loan programs have legal eligibility rules — not because national origin is a credit score. An ITIN is an IRS tax number, not work authorization and not a promise of approval. Snapshot as of 2026-08.

Citizenship and immigration status are legal eligibility and documentation topics for some federal loan programs. They are not a proxy for national origin. This page does not prefer any country, ethnicity, or visa nationality.

This page does not say a file is easier if you are from a particular country, hold a particular visa, or belong to a particular group.

Who gets which documentation path is about the credit file, not race, national origin, religion, sex, disability, familial status, or other protected characteristics. These pages do not steer anyone to a program based on who they are.

## What an ITIN is (and is not)

An ITIN is an IRS tax-processing number for people who need to file U.S. tax returns but do not have a Social Security number. It is not work authorization and not a substitute for a credit score.

Many agency conventional and FHA files expect a valid Social Security number for the credit report and automated underwriting, plus evidence of lawful presence when the borrower is not a U.S. citizen. An ITIN-only file is typically a Non-QM or portfolio overlay conversation, not a published Fannie, Freddie, or HUD product you can assume.

Utah is not a community-property state. Non-borrowing-spouse documentation rules that appear in some community-property states do not automatically apply here.

Visa types are labels on documents. They are not a ranking of applicants.

Visa and authorization categories (for example H-1B, L-1, or an employment-authorization document) appear in files as documentation labels. Overlay lists change. Do not treat a blog list as the current investor chart or as a ranking of who is preferred.
