# First Mortgage Statement vs Note Rate

If the P&I line matches the note, the extra is usually escrow — not a bait-and-switch rate.

The first mortgage statement can look different from the note rate because the bill is usually PITI (principal, interest, taxes, and insurance) and because odd-days interest was already collected at closing — not because the lender quietly changed the rate. Snapshot as of 2026-08.

The first mortgage statement is usually PITI: that P&I plus the escrow (impound) portion for taxes and insurance, and mortgage insurance when it applies. The total due is supposed to look larger than note-rate P&I alone.

Compare the P&I line on the statement to the note. Then look at escrow and mortgage insurance lines separately.

A first statement that does not match the note-rate P&I you memorized is usually escrow, odd days, or PMI/MIP — not the lender changing the note. If the P&I line itself is wrong, call the servicer with the note in hand.

## Odd days at closing

Interest from the funding date through the end of that month is typically collected as prepaid interest at closing (odd days). That is why the first regular payment is often skipped until the next cycle. It is not a free month and not a rate change.

## Escrow is why the total is larger

The monthly escrow line is an estimate until the first analysis. Utah’s once-a-year tax bill makes that first analysis noisy. See the tax calendar, cushion, and shortage guides. A higher total payment than the note P&I is expected when escrow is on.

A mortgage escrow year is not the county tax year. The first escrow analysis after origination can surprise buyers because closing collected an estimate of months until the next November disbursement plus a cushion, then actual billed tax and insurance arrived. Federal aggregate accounting generally lets a servicer require a cushion of no more than 1/6 of estimated annual disbursements — often described as about two months of taxes and insurance. That is a ceiling, not a requirement that every servicer use two months.

## Scenario: “My rate was 6% but the bill is huge”

A 6% note on a given balance produces a P&I figure. The statement adds escrow and, if applicable, PMI or MIP. If those lines explain the gap, the rate did not change. If the P&I line itself is wrong, that is a servicing error to dispute with the note in hand — not a blog formula.
