# Streamline Refi: What “Less Docs” Still Requires

Less documentation is not no underwrite. Occupancy and net benefit still have to work.

A streamline refinance is FHA-to-FHA or VA-to-VA with a shorter document list — not a generic “no closing cost, no docs” refinance. Occupancy, recent payment history, and a net-benefit or recoupment test still apply. Snapshot as of 2026-08.

What “less docs” still requiresAn FHA Streamline (FHA-to-FHA) can reduce documentation versus a full credit-qualifying refinance. Occupancy, a net-tangible-benefit test, payment history, and whether the new loan is credit-qualifying or non-credit-qualifying still matter. It is not a no-docs product.VA IRRRL (Interest Rate Reduction Refinance Loan) is VA’s streamline. Reduced documentation still usually includes occupancy certification, a recoupment or net-benefit test, and whatever credit report the lender overlay requires. Residual income is not always re-run the same way as a cash-out, but overlays apply. ## FHA Streamline

An FHA Streamline (FHA-to-FHA) can reduce documentation versus a full credit-qualifying refinance. Occupancy, a net-tangible-benefit test, payment history, and whether the new loan is credit-qualifying or non-credit-qualifying still matter. It is not a no-docs product.

Credit-qualifying vs non-credit-qualifying streamlines are different files. Skipping income docs on a non-credit-qualifying path is allowed only when HUD and the lender overlay say so — and the net-tangible-benefit test still has to pass. ## VA IRRRL

VA IRRRL (Interest Rate Reduction Refinance Loan) is VA’s streamline. Reduced documentation still usually includes occupancy certification, a recoupment or net-benefit test, and whatever credit report the lender overlay requires. Residual income is not always re-run the same way as a cash-out, but overlays apply. This page does not quote residual dollars.

## What “less docs” does not skip

Title work, a new note, and often an appraisal waiver rather than ‘no closing.’ Cash-out is generally not a streamline. Recent late payments usually knock the file off the reduced-doc path.

- You generally cannot take cash out on a true streamline.
- Late payments in the lookback usually push you to a full refinance — or no refinance.
- Costs still exist. Run [break-even including points and origination](/blog/refinance-break-even-when-lower-rate-loses/) even when the appraisal is waived. A lower note rate can still lose.
