# FHA Condo Roster / Project Approval

FHA finances a unit in an approved project — or a unit HUD agrees to review. Not every condo.

An FHA loan on a condominium needs the _project_ to work, not only the borrower. Look the building up on HUD’s current condominium list before you write an FHA offer. Expired, withdrawn, or missing is not approved. Snapshot as of 2026-08.

## How to look it up

- Open HUD’s condominium search (opens HUD.gov in a new tab): [HUD condominium approval search](https://entp.hud.gov/idapp/html/condlook.cfm). Confirm it is still the published tool; HUD moves URLs.
- Search by project name, city, or state. Match the legal project name, not the marketing name on Zillow.
- Status must be currently approved. Expired, rejected, and withdrawn are different statuses.
Project approvals expire and must be recertified. Look up the project on HUD’s current list before you write an FHA offer as if the building is eligible.

What it isAn FHA purchase of a condo unit usually needs the project to appear as currently approved on HUD’s condominium list, or to qualify for single-unit approval. An expired, rejected, or withdrawn project is not the same as approved.Single-unit approval (sometimes called spot approval) is a lender-submitted path for one unit when the project is not currently approved. The project still has to meet HUD’s published tests. It is not a promise that any condo can be forced onto FHA.

Who starts itHOA or sponsor / DE lender through HUD’s project process. Recertification is on a timer.Your lender submits HUD’s single-unit questionnaire with the case. You do not apply to HUD yourself.

Common failsExpired status, litigation, insurance gaps, owner-occupancy or concentration tests, incomplete recertification.HOA will not produce budgets and insurance, project too small, manufactured housing, or HUD concentration limits already hit.

## What the HOA still has to produce

- Litigation disclosure. Active construction-defect or HOA lawsuits stall both paths.
- Owner-occupancy and FHA-concentration facts. A building full of FHA units can fail concentration even if the roster was once approved.
Conventional condo overlays exist too, but they are not this HUD list. ## What happens next

- Run the HUD search before you waive the financing contingency in your head.
- Ask the listing agent for the legal project name and HOA questionnaire early.
- If the project is not approved, ask a loan officer whether single-unit approval is even possible — before you spend inspection money. A late condo fail is a common [decline after pre-approval](/blog/declined-after-pre-approval/).
