# Compensating Factors That Appear in Findings

Documented strengths in the file — not a second score that overrides a decline.

Compensating factors are documented strengths that can appear in automated underwriting findings or a manual underwrite when DTI, reserves, or another test is tight. They are comments and overlays, not a promise that a borderline file will clear. Snapshot as of 2026-08.

Compensating factors are documented strengths that can appear in automated underwriting findings or a manual underwrite when DTI, reserves, or another test is tight. They are comments and overlays, not a second score that overrides a decline.

A compensating-factor list is not a guarantee that findings will flip to approve. AUS still runs the credit file, occupancy, and property. Manual underwriting is a different path with its own published tests.

## Findings vs a letter vs clear to close

## Factors that actually show up

Factors that actually show up in files include documented reserves after cash to close, a modest housing-payment increase, unused overtime or bonus history, residual income (especially VA), low LTV, and a long, clean housing payment history. Energy-efficient and additional unused income appear on some FHA lists.

- **VA residual income.** A separate test from DTI — [residual vs DTI](/blog/va-residual-income-vs-dti/). This page does not quote residual dollars.
- **Unused income.** Overtime or bonus that was not used to qualify can appear only if it is documented and likely to continue.
A factor only counts if it is documented in the file. Informal ‘they have a rich relative’ or HOA you omitted from DTI is not a compensating factor.

## What happens next

- If findings are tight, ask which messages actually printed — not which slogan to add to the letter.
- Document reserves, housing history, and unused income the guide will accept. Informal stories do not count.
