What changesA true biweekly schedule is half the monthly principal-and-interest every two weeks. That is 26 half-payments, or 13 full payments in a year — one extra compared with 12 monthly payments. Confirm the servicer actually applies it to principal and does not merely split the same 12 payments.Note rate, term, and closing costs. The payment can fall or rise depending on term.

Same dollars, different machineThe same extra dollars sent as additional principal on a monthly loan often match the amortization effect of biweekly, without a third-party biweekly vendor. Ask the servicer how extra principal is applied.Costs have to be earned back. See break-even — a lower note rate can still lose if you move first.

Confirm the servicer applies extra amounts to principal and does not charge a biweekly vendor fee that eats the extra.

## When extra principal is the conversation

- You like the current rate and want faster payoff without new closing costs.
- You can send extra principal the servicer will apply — ask, do not assume a third-party biweekly company.

## When refinance is the conversation

- You want a different rate or term, and you will stay long enough to earn the costs back.
