# ARM Caps in Plain English

Read the three numbers on the ARM. They limit the note rate, not the rest of the payment.

ARM caps are percentage-point limits on how far the _note rate_ can move. They are written as initial / periodic / lifetime (for example 2/1/5). They are not a promise of a payment, a lock, or a current rate. Snapshot as of 2026-08.

## The three numbers

Caps are often written as initial / periodic / lifetime, for example 2/1/5. Those numbers are percentage-point limits on how far the note rate can move, not a promise of what it will do.

What it limitsThe initial adjustment cap limits the first rate change after the fixed period.The periodic cap limits later adjustments (often each year after the first change).The lifetime cap is the maximum the rate can rise above the start rate over the life of the loan.

## Index, margin, and the fully indexed rate

After the fixed period, the rate is typically index plus margin, then limited by the caps. Many current ARMs use a SOFR-based index. This page does not quote a current ARM start rate.

After the fixed period (5, 7, or 10 years on a 5/1, 7/1, or 10/1), the lender calculates index plus margin, then applies the caps. A lower start rate than a 30-year fixed is a trade: you are planning around the first adjustment, not collecting a discount with no limit.

A cap on the rate is not a cap on taxes, insurance, or HOA. The full payment can still rise when those change.

## What happens next

- Ask for the cap structure in writing (initial / periodic / lifetime) on the same Loan Estimate as the start rate, index, and margin.
- Plan for the first adjustment date, not only year-one principal and interest.
