# APR vs Rate on a Loan Estimate

Page 1 of the LE shows both numbers for a reason. Neither one is a news average.

On a Loan Estimate, the interest rate is the note rate used to calculate principal and interest. APR is a broader TILA cost measure that includes most lender prepaid finance charges. They answer different questions. Neither one is today’s headline 30-year average, and this page is not a live-rate table. Snapshot as of 2026-08.

This site does not publish a fake live-rate table. A news average is not an LE. APR is not a payment, not a lock, and not “the best rate.”

## Three numbers people mix up

What it measuresThe interest rate on page 1 of the Loan Estimate is the note rate used to calculate principal and interest. Discount points can buy that rate down. The typed rate in a calculator is not this number.APR (annual percentage rate) is a broader cost measure that includes the note rate plus most lender prepaid finance charges (origination, borrower-paid discount points, and certain other fees defined by TILA). Two files with the same note rate can have different APRs. Title, recording, and many third-party charges often sit outside APR.Principal and interest from the note, plus taxes, insurance, HOA, and PMI/MIP when they apply. APR is not this number.

Discount pointsPoints can lower the note. That cost is prepaid interest, not a fee that “gets you approved.”Borrower-paid points are typically inside APR. A lower note with points can still show a higher APR than a no-point file.P&I falls if the note falls. Cash to close rises by the point cost unless someone else pays it.

How to compare two lendersSame lock period or you are not comparing the same product.Read APR with cash to close. APR assumes you keep the loan for the full term.Match occupancy, loan amount, and impounds. A payment screenshot without an LE is not a comparison.

## How to read two Loan Estimates

Compare Loan Estimates with the same loan amount, occupancy, property type, and lock period. Read note rate, APR, points, lender credits, and cash to close together. APR assumes you keep the loan for the full term; if you sell or refinance sooner, break-even on points is a different math problem.

Discount points are a separate math problem: Break-even months ≈ point cost ÷ the monthly principal-and-interest savings versus the same loan with fewer or no points. If you sell, refinance, or recast before that month, the points can lose. Origination and lender credits are a different LE line — do not mix them into “points” casually.
